Depending on the nature of your request, Ubiquity may refer you to independent licensed professionals, including but not limited to:

- Mortgage brokers

- Mortgage loan originators

- Insurance agencies

- Insurance brokers

- Insurance producers

- Other qualified service providers

Unless expressly stated otherwise, Ubiquity is not a party to any transaction entered into between you and a third party professional.

2. No Professional Advice

Information provided through our websites is for general informational purposes only.

Ubiquity does not provide legal, tax, accounting, financial, investment, insurance, mortgage, appraisal, engineering, inspection, or other professional advice.

Any advice or recommendations you receive from an independent professional are solely the responsibility of that professional.

Professionals participating in the Ubiquity referral network are independent businesses.

Each participating professional is solely responsible for:

- Maintaining required licenses.

- Regulatory compliance.

- Professional advice.

- Quotes and pricing.

- Loan approvals.

- Insurance underwriting.

- Real estate transactions.

- Contracts.

- Services provided.

- Customer communications.

Ubiquity does not supervise, employ, control, endorse, or guarantee the work performed by independent professionals.

4. No Guarantee

Submission of information through a Ubiquity website does not guarantee:

- A referral.

- Acceptance by any professional.

- Financing approval.

- Insurance coverage.

- Pricing.

- Rates.

- Availability.

- Closing of any transaction.

- Successful completion of any service.

Any transaction remains subject to underwriting, licensing requirements, legal requirements, inspections, negotiations, contractual terms, and other applicable conditions.

5. User Responsibilities

7. Referral Compensation

Ubiquity may receive referral fees, marketing fees, advertising fees, or other lawful compensation from participating professionals or businesses in connection with referrals generated through our websites.

Such compensation does not increase the fees you pay to participating professionals unless otherwise disclosed.

You are under no obligation to engage any professional to whom you are referred.

8. Intellectual Property

All content appearing on Ubiquity websites, including text, graphics, logos, trademarks, service marks, software, layouts, images, videos, and other materials, is owned by or licensed to Ubiquity and is protected by applicable intellectual property laws.

You may not copy, reproduce, modify, distribute, transmit, publish, display, create derivative works from, or commercially exploit any content without prior written permission.

9. Prohibited Uses

You agree not to:
